As property in urban centres becomes increasingly scarce, old landfill facilities and their surrounding buffer zones are coming under more scrutiny for their development potential. However, construction around and on landfills has generally presented a substantial barrier to redevelopment other than as open parkland or other waste-related facilities.
A number of risks should all be accounted for during the valuation process and prior to commencement of any development including:

- Leachate
- Odour
- Differential settlement
